Lake house owner advertises neighbor's private dock to Airbnb guests, protests when neighbor proposes charging $25 a day to use it: 'They're just sitting on it'

Am I wrong for telling my neighbor his rental guests can use my dock for $25 a day or not at all?

We live on a small lake and the house next to ours turned into a short-term rental in June. The owner used to live there before he moved a couple hours away, and now it's rented out pretty much every weekend. Since July his guests have been wandering down our side of the shoreline to hang out on our dock. It isn't even a nice dock. Half
the boards are older than I am, and my husband pulls their beer cans out of the water pretty much every Monday. Last Saturday I came home from the store and there were 6 people I'd never seen sitting on it with a cooler and a speaker, plus a kid fishing off the end, and when I walked down to see who

they were a guy in a bucket hat waved his phone at me with the listing pulled up. It says "private dock!" right in the description and the main picture is OUR dock at sunset, taken from his yard.

The vacation home owner didn't see why they had an issue.

I texted the owner to take our dock out of his listing and got back "they're just sitting on it, it's not hurting anything." So I sent him a price. If his guests want the dock it's $25 a day and they ask me first, or it's not available.

Sunday a friend from down the road sent me a screenshot from our lake association Facebook group. He'd posted about a "dock Karen on the north side" who's "charging families to sit on wood," with the same sunset picture.

This morning the listing still says private dock. He just switched the main photo to one of the lake that has the end of our dock in the corner. AITK?

This could end up having legal ramifications for those who owned the land.

Natural_Routine29 NTK. Your insurance probably won't cover his airbnb guests. I'd put up big signs saying no trespassing with a specific note saying AirBnB guests cannot use your private property. Take photos of said signs too for when one of his guests gets injured, has a drinking accident or something else.

Did you tell the random guests to leave? This is your dock, and it is your private property. They are trespassing.

I'd also find the Karen post and reply, "This is my private property. Your guests are not allowed to use my dock or trespass on my property. It is a liability." Then screenshot it. If someone does get hurt, you'll have proof of no tresspassing/private property signs, and information in a public forum where you tell him to keep guests away.

Money or not, trespassing was happening.

Mindless-Disaster-52 If something happens to them on your dock, his insurance will go after yours since it wasn't on his property but yours. I wouldn't even allow it for $25 because you are aware of the trespassing and could end up on the wrong end of things with your insurance company.

greg 1916 absolutely under no circumstances enter into an agreement allowing the use of your deck by his guests for $25/day or any other amount of compensation. You could be making yourself legally liable and your private home owners.

insurance might look at it as you conducting commercial activity that is not covered if a guest gets hurt and sues you

It needed to be flagged with the rental platform.

Ahkhira Contact the listing platform. Let them know what your neighbor is up to. It's your dock and your liability. If something happens to a guest on your property, you're going to get sued.

SpecialistForward778 NTA. Put up a no trespassing sign. Call the cops if anyone gets on your dock.
