I'm so lucky I've only had two landlords in my life, and they haven't given me much grief. The first was a big, impersonal company that provided off-campus housing for students. The other is my current landlord, who sent over a guy with a can of Raid when we told him we had bugs. Neither of these landlords has been fully competent, but they haven't been entirely overbearing either. I would rather have a distant and hard-to-reach landlord than a pushy one who lives in the building and forces their tenants to follow inane rules. If the person who provided me housing knocked on my door and told me to stop playing my music, I would flip a table.
