Landlord’s Publicly Posted Maintenance “Leaderboard” Singled This Tenant Out as the Most Expensive Resident at over $2k—Leading Neighbors To Blame Him for Imminently Rising Rent: ‘Mine Is at the Top With $2,340'

"A neighbor actually asked me yesterday what I did to cause over $2k in damages. I had to explain that the furnace stopped working in February and the pipe under my sink was leaking inside the cabinet. Neither had anything to do with me."

[WI] My landlord posted a list of which tenants cost him the most money and I'm at the top

A workplace leaderboard, like the one I've mentioned above, and more or less like the one the landlord posted.

ababab70 Encourage all your neighbors to see if anything in their units need fixing or replacing and to ask. That will make you the most expensive tenant.
Cool_Potential1957 LL here, i would consider this a form of intimidation and it's very unprofessional. I'd maybe add my own note stating that you didn't break the furnace and you cant control plumbing failures. You can also add some verbage (which im sure is in your lease) that states that intentional damage is paid by the tenant (which you didn't pay so therefore he admits it's on him)

A _CREDDIT Look up the value of the building and what an estimated mortgage would be and post that next to his list. Then leave a space on the form for tenants to fill in how much they pay for rent, as well as an estimate of what you do x8 to show how much he's profiting. Fight fire with fire.

ZymzAlchemy Take photos of the flyer right now. What he's doing is straight-up illegal retaliation. Under Wisconsin law (Wis. Stat. § 704.07), heating and plumbing repairs are his legal responsibility, not tenant damages. Using a lobby hit-list to publicly shame you and scare people out of reporting repairs violates Wis. Stat. § 704.45 and ATCP § 134.09(5) (landlord harassment/retaliation).

enilcReddit Have everyone post what they pay in rent in total on the same board. Show a building total. Then do the math and show how much profit the LL is making. It's all about transparency.

AppleParasol Costs of maintaining the property? That's why you pay rent. I'd remove it myself. F him.

victim_of_technology Both of your repairs were small problems that could have turned into big problems like water damage or frozen pipes if you hadn't reported them. In the real world you are a good tenant (at least with regard to reporting these problems). If the landlord thinks failing to spend on maintenance will save money, then they are living in fantasy land.

NerdinOregon I'd ask the landlord when he plans to update it and offer a gift card to whoever beats my record before then

jjamesr539 He's not technically doing anything illegal. He has the right to tell anybody he wants how much he pays for his own bills; the fact that they're his bills is what makes that legal. Posting it in the first place is a literal (but unintended) admission that these issues are his responsibility. It would be illegal to post utility usage histories, lease violations, the contents of your garbage etc., because those all concern private activities. He's telling on himself, not you.

The reason that you don't and haven't seen another landlord do this is is not legality. It doesn't happen because it's monumentally stupid. Drown in a light rain, starve to d th in a grocery store, stare at the sun until you can't see it anymore stupid. - His goal is to artificially suppress tenant maintenance requests, which is a bad idea. Tenants hiding or not reporting building issues that aren't their responsibility isn't cheaper, it just pushes cost into the future while ballooning the even

The list is a representation of the actual condition of the building, which (if there's a whole lot of issues) isn't great for maintaining property value, the rental value of units, keeping existing tenants, or attracting new tenants that don't particularly want to be exposed to mold, extreme temperature surprises etc. in a poorly maintained building. - His chosen method for suppressing maintenance requests won't work that way, regardless.

Seeing thousands of dollars in repairs to other units is not going to shame anybody into not having their own units repaired, it's going to do the polar opposite. Dude is about to see a whole bunch of maintenance requests from tenants who were just living with minor problems that they previously didn't bother with. They're not going to want to continue doing that when they now know 3b next door or whatever has pipes that don't drip at all, a new dishwasher, new furnace etc. when their own has an

The landlord is about to see this backfire spectacularly. Id bet that notice disappears as soon as he can get there once his phone starts blowing up with maintenance complaints.

TCPisSynSynAckAck Congrats on the buckets of cash you're about to get for sueing. Take tons of pictures and videos of this chart.

Particular_Ask7114 routine maintenance isn't a tenant costing him money. landlords are responsible for maintaining their property. it's literally the cost of doing business. yes it's definitely illegal. idk what kind of recourse you may have. this does not sound like a landlord i'd want to give money to. can you move? also, i'd post my own notice right next to it that says exactly what repairs your place required. also slide it under everyone's door because he'll obviously remove anything you pu

Portland_Ro Property manager here. This is abhorrent. Ask him to show you all his annual NOI. You can also file a claim with BOLI.

notcontageousAFAIK LL here. All you tenants should get together and have a contest. Ya'll should have a prize for whoever costs the most in repairs. Once you let your LL know this has become a badge of honor he'll quit publishing your names. He can't charge you more than market rent or you'll move. Also, happens. HVACS wear out. It's all part of the business.
