Model representation.
[OR] My landlord is apparently renting out my backyard to strangers with dogs
I genuinely thought I was being pranked yesterday.

Two people showed up at my side gate with a golden retriever and told me they'd booked my backyard for an hour.

Apparently my landlord has the yard listed online as a private dog park. One of them showed me the reservation on their phone, with pictures of my actual backyard.

I rent the entire house. The fenced backyard is specifically included in my lease.

Called my landlord and he admitted he'd listed it a few days ago. Apparently this was the first booking, thank g I happened to be home.

His reasoning was that since he owns the property, he can rent out the outdoor space separately. He even suggested blocking off the hours I'm usually home so the dogs wouldn't bother me.

I told him to remove the listing immediately but it's still up as of this morning.

Has anyone dealt with something this ridiculous? I'm seriously considering getting a lawyer involved because

A fenced backyard with green grass and a red house.
LarryCebula Ha ha that is bold! If he won't take the ad down, you can keep confronting the people with the dogs. I mane it is not their fault so be nice about it but make it clear that they are not welcome and have to leave immediately. The bad reviews they generate should put an end to this pretty quickly.

AtrumAequitas He's literally not allowed to access your backyard HIMSELF without 24 hours notice or permission. How on earth does he think it's ok?

SpiicySausage Put up a sign that says "caution parvo" and people will just turn around and go away.

2gigi7 Put a lock on the side gates and a 'no trespass' or a 'not actually a dog park' sign, also leave a review (from a junk email address not your own) of the dog park saying it's 'just someone's back yard ohmygosh'

TiredAndTired Oflt CA property manager here but my collegeague has 30 doors in OR and we just had a training on this issue at work by a tenants rights org (and their lawyers). As long as you rent a single family home? LL or PM cannot rent out the yard in CA, OR, or WA.

Ready_Bag8825 It is fraud. Just tell anyone who comes that they've been scammed. You can give them the non-emergency line for your local police department and they can file a report and pursue the scammer for their lost money.

Organic Bread_4269 I'm assuming Sniffspot, I would report it to the app company. Then tell your landlord you are getting legal representation if it happens again.

A Golden Retriever sitting in the grass in the tenant's backyard.
EmberOne1 Add a sign along with a padlock on the gate, "Someone has been illegally advertising this lot as a dog park for rent. It is property of the tenant, who has not authorized its use. Request a chargeback of any fees.

BreakSouthern39928 You can actually call the cops because it's trespassing on private property. I would also be a and send all info (lease, website, and convo with LL) to L&I because they need to have added insurance if they're renting the property typically - addd liability insurance.

TheVillain6 I just saw a reel on this recently. I believe the app is called Sniff Spot. But regardless of him owning the property, you have renters rights. If he can't just show up at your door and invite HIMSELF in, what makes him think it's ok for RANDOM PEOPLE to be in the yard?

Minimum Loan229 I would've never thought this is one more thing to add to a rental agreement. When you rent a house, the yard comes with it.
