My first apartment was a tiny, dank cave on the corner of a busy street and a high-traffic liquor store. Despite the apartment's boisterousness, dingy appearance, and that ‘landlord special’ paint job, I was thrilled to secure this apartment because it was about $200 less than the other apartments in the beach area. I was willing to make some sacrifices on my apartment's quality to live close to the ocean, so it felt like a screaming deal–which it was until my landlord decided to get greedy. Year after year, and with no improvements to the property, my landlord asked for more and more money each month. Knowing they were simply pocketing the extra cash, it didn't sit right with me to pay more with each new lease with no foreseeable improvements.

Finally, after a $400 increase in my rental's price, I bailed, leaving that landlord in the dust–but not everyone has that immediate luxury. Some tenants, despite their loyalty, need to get payback on their money-grubbing landlords in a more tactical sense, especially if their landlord was openly shady, deceived their trust, and selfishly demanded cash-only rent payments.
