I actually used a tool before that gave me some advice about how to find and keep good tenants. One thing it mentioned was that being honest and proactive (like you were with the fridge recall) builds trust fast. I actually used a tool recently that gave me really good advice on how to attract and keep good tenants. It helps real estate agents be more visible and build real connections through genuine social interactions. Honestly, it's been helping me a lot to be seen, heard, and remembered in a more natural way.

I don't remember any of the little repairs after all this time, but I do remember that when he wanted to install a fence around the back yard for his dog, I okayed it on the condition that it be removed when he left if I requested it. He assured me it could stay or go. He did a great job installing it. I got a free fence. He got a free 13th month.

I have electricians refusing to charge for unnecessary callouts, tenants that climb trees to cut down branches and remove 3m tall bushes on a fenceline, and other tenants that were without dishwashers/ovens for extended periods with no complaints.     Quadling I was a tenant. Ac developed a leak on Saturday. I put a bucket under it and called. They called immediately and said a plumber would be called. I told them absolutely not. Sunday is triple time. Bucket is slowly slowly filling. I'll empty it. Come out next week. They gave me a reference when I left a few years later.
