‘I said “nah”’: Real estate corporation tries to trick potential buyers into a bidding war, homebuyers refuse to play their games and land the contract

    6:00 PM on Sunday: we put in an offer for list price, valid for 24 hours 5:30 PM today: listing agent gets back to us and says "I need more time to get ahold of the sellers (a corpo, not individuals), they're on the West Coast. Give us until tomorrow."

    Thanks to this subreddit (and the fact that this is 2024 and to my knowledge you can call the West Coast pretty easily these days) I suspected this was a delaying tactic so they could try to get another buyer to beat our offer. Our realtor said give them another day, my dad said let the offer expire and put it on them to try to revive it if they want to sell it to us.     7:00 PM today: The listing agent somehow managed to get ahold of the sellers after all and said "They're fine with your offer but need more time to get the higher ups at the company to sign off on it, extend it through Wednesday". I said "nah". 7:30 PM today: The sellers must have expedited their internal approval process because they now are "ready to accept the offer, they'll sign first thing tomorrow when it's normal business hours, just extend it through noon tomorrow".     7:58 PM today: They decided it was normal business hours after all and signed. Now we are under contract on our top choice house! I suspect if we had given them a full extra day they would have had time to pressure the other buyer and get a bidding war going, and if we had let it expire that could very well have been the end of it.     xoxomonstergirl . 10 hr. ago Yup. Our sellers agent was like can they think on it through the weekend so they aren't rude to the people scheduled to come see it at the open house? Ek no. lol. 24 hours. I hadn't considered the offer consideration period at first and thought my real estate agent was being a tad aggressive, but in retrospect it's the only reason the offer was the one that worked.

    Forward-Hornet-4895 9 hr. ago Pressure or creating a sense of urgency is a very effective negotiating tactic. One should be reasonable and allow enough time, but never allow too much time. You did well for holding your ground, now the real fun begins.

    Elegant-Pressure-290 3 hr. ago Our seller was in Germany (also a corporation), and our realtor was extremely aggressive with them related to being timely. It worked out, and I'm incredibly grateful lol.

    rawbface 1 hr. ago • Congrats! We bought a bank-owned property and they did play games with us. I suspect we ended up paying an extra $15k because of their tactics. But this was in 2019, and we were still below the asking price, so I really can't complain about it today. I'm glad you were able to beat the sellers at their game by holding firm. Kudos to your wife for the brilliant compromise. Cheers to your new home!

    sr8017 11 min. ago Waiting an extra day is one day too late. Back in 2021 a house just went on the market. I had a showing scheduled the next day, and it was sold on the same day. Smh. I learned my lesson and won another house I looked at.
